Storm damage roof report in Epwell

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey gutters and fascias, flashings and ridges and hips, and common reasons people get in touch are lifted or missing ridge and hip tiles and cowls or aerials dislodged in the wind.

Being in a small place like Epwell makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at most homes, though large, tall or awkward roofs take more time. Somewhere like Epwell needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets inside or away from the areas we are looking at
  • If it is not your property yet, arrange access through the agent

Advice

Why it is worth a survey now in Epwell

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. Emergency temporary protection should be arranged with a roofer. In a place like Epwell, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Repair costs or quotes for the work
  • Areas we can’t see safely
  • What your policy covers, which depends on its wording

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Storm damage roof reports in Epwell: local notes

Historic houses such as Upton House, about 3.3 miles north, show how far back building in the area around Epwell goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in.

When to book a survey in Epwell

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Driving rain then gets in through the gaps. People normally call us after a storm, once they’ve noticed damage or a leak.

Problems we come across often include:

  • Lead lifted at abutments
  • Cowls or aerials dislodged in the wind
  • Lifted or missing ridge and hip tiles
  • Broken or displaced guttering

If your house is among the older ones in the streets near Church of St Anne, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before booking any roof surveyor

  • Their insurance cover
  • Whether the loft is part of the inspection
  • When you’ll get the report
  • Which viewpoints they use to see the roof

Questions from Epwell

Does a conservation area affect roof work in Epwell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Epwell?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. If it’s safe, photograph the damage before it is covered. Keep receipts for any emergency work.

My storm claim was turned down. What now?

Complain to your insurer first. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

How long does the survey take?

Most surveys take between one and two hours for most homes, depending on how much of the roof was hit. We’ll confirm the timing as you book.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

What affects the price in Epwell

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What to tell us when you get in touch

We’ll typically ask about:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage

Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.
