Electronic leak detection in Hatford

How electronic leak detection works in Hatford

Our ELD report shows where each breach was found, with photos. It tells your roofer exactly where to repair instead of hunting for the leak. Repair costs are not part of the report, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. You get a report with photos. We survey flat roof membranes, liquid-applied waterproofing and green roofs, and the problems we are asked to look at most are holes around roof penetrations and a flat roof leak that can’t be traced.

Somewhere as small as Hatford, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Where we can’t see part of the flat roof membrane, the report says so. You’ll know exactly what was inspected and what wasn’t.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

Electronic leak detection around Hatford

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 3.9 miles north-east lies Longworth House, a reminder of how long the area around Hatford has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Stanford in the Vale Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Hatford is about 6 miles north-west of Wantage, in Oxfordshire. Hatford is part of the area we cover as part of our work across London and South East England. Across Oxfordshire, we cover Hatford and the places around it. Oxford is in our area too.

Every address in SN7 is covered for electronic leak detection, from the main roads to the quietest streets. If you’re just outside Hatford, we cover Stanford in the Vale (1 mile south), Bow (1 mile south-east), Shellingford (2 miles south-west), Buckland (2 miles north) and Baulking (3 miles south-west). Within a short drive, we also cover Oxford (14 miles north-east), Didcot (12 miles east), Abingdon-on-Thames (10 miles east), Witney (9 miles north), Carterton (9 miles north-west) and Wantage (6 miles south-east).

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Get leaks traced quickly
  • Record dates and spots where water appears
  • Use boards when working on the roof
  • Clear flat roof outlets regularly

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.

Why act early in Hatford

Chasing a leak again and again is frustrating. A clear record of where the breaches are helps break that cycle. Older cottages and farmhouses around Hatford can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Common questions in Hatford

Does a conservation area affect roof work in Hatford?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Hatford in the area you cover?

Yes, Hatford is one of the places we work. The survey and report are the same in Hatford as anywhere else, and visits run on weekdays and weekends.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How much time does ELD need?

Testing typically takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. Older rural homes like those around Hatford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller

Common roof problems in Hatford

Holes in a membrane often come from feet, tools or debris. Some are too small to see but water still finds them.

A survey makes sense if you’ve noticed:

  • Gaps at membrane joints
  • Patched roofs that still leak
  • New roofs to check before paving or planting
  • Holes left by work on the roof

If you live in an older home near Holy Trinity Church, flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • Their track record with similar roofs
  • What insurance they carry
  • Whether you get a written report with photos

What’s in a roof survey

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Repairing the breaches (that is for your roofer)
  • Sections we cannot safely access
  • How wet the insulation is

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
