Electronic leak detection in Churchill: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a written report with photos of each breach found. We’re frequently asked to look into water coming in under a flat roof and holes around roof penetrations, across commercial flat roofs, single-ply roofs and liquid-applied waterproofing.

In a small place like Churchill, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Practical tips

Over many surveys, some simple habits stand out:

  • Use boards when working on the roof
  • Check new waterproofing before handover
  • Find the breach before more patching
  • Do not let outlets block

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take a time that depends on the roof’s area and construction, which we’ll explain when we quote. In a hamlet or village like Churchill, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Check pets are kept safely away
  • If you are buying, let the agent know when we’re coming

How to book

Prices for electronic leak detection in Churchill

What a survey costs depends on the time and equipment it needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the exact price before booking.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work

Getting a price is simple: just ring 07833 053749 or email us and give us a few details about the property and we will point you to the right survey. We confirm the price before anything is booked.

When to book a survey in Churchill

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.

A survey can pick up problems such as:

  • Gaps at membrane joints
  • A flat roof leak that cannot be traced
  • Leaks at pipes, outlets or fixings
  • Leaks that return after repairs

If yours is one of the older homes in the streets near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Questions to ask before booking

  • What follow-up you get after the report
  • Whether the price includes VAT
  • Which viewpoints they use to see the roof
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

What electronic leak detection looks like in Churchill

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Chastleton House, about 3.8 miles north-west, is one of the historic houses in the wider area around Churchill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Kingham Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Kingham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Churchill is about 10 miles north-west of Witney, in Oxfordshire. Anywhere in Churchill, we can come and survey your property, on a weekday, Saturday or Sunday. Churchill is one of the towns and villages in Oxfordshire we cover. There’s also a page for Oxford.

Churchill questions

Does a conservation area affect roof work in Churchill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Churchill within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Which method do you use?

The roof decides the method. We’ll explain why when we quote.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What happens next?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
