Electronic leak detection in Sarsden: local notes

With Chastleton House about 4.3 miles north-west, Sarsden sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Kingham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Chipping Norton School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Sarsden is about 9 miles north-west of Witney, in Oxfordshire. Whether the building in Sarsden is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. About our electronic leak detection in Sarsden

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It can be used to trace an existing leak or to test a new membrane before it’s covered. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Tell us about your roof to find out more. We survey commercial flat roofs, liquid-applied waterproofing and flat roof membranes, and common reasons people get in touch are leaks at pipes, outlets or fixings and breaches hidden under paving or planting.

In a village or hamlet like Sarsden, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Questions from Sarsden

Do you carry out roof surveys in Sarsden?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Sarsden listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Common roof problems in Sarsden

Holes in a membrane often come from feet, tools or debris. Some are too small to see but water still finds them.

Here are some of the things we see often:

  • Failed seams and laps
  • New roofs to check before paving or planting
  • Repairs that haven’t stopped the leak
  • Breaches hidden under paving or planting

The streets around a church like Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • Will they check the loft as well as the outside?
  • What happens after the report arrives
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photos

What a good roof survey covers

Why it is worth a survey now in Sarsden

Testing a new membrane before it’s covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. In a small place like Sarsden, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, ring 07833 053749 or email us and let us know about the roof. We will confirm the figure before booking.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. For a village or hamlet like Sarsden, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared

Advice

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Moisture spread under the membrane
  • Fixing the holes we find
  • Some conductive membranes

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
