Electronic leak detection for homes and businesses in South Moreton

Our ELD report shows where each breach was found, with photos. Your roofer can then repair those points instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. Results come in a written report with photos. We survey green roofs, single-ply roofs and roof terraces and balconies, and people most frequently book us about holes around roof penetrations and repairs that haven’t stopped the leak.

Older buildings in small places like South Moreton may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Leave it or get it looked at?

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. Where a roof is exposed, as many are in small places like South Moreton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Why us?

  • Photos and a written report every time
  • Thermal imaging and drone inspection where they help
  • An independent look at the roof

Your questions about electronic leak detection in South Moreton

Is South Moreton in the area you cover?

Yes, South Moreton is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in South Moreton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is my roof suitable for ELD?

Not every roof is suitable. Certain membranes are conductive and some roofs lack the layer the test needs. We will tell you if yours is not suitable at the start.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

What happens on the day

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like South Moreton, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

How to prepare

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any paperwork from past roof work to hand

Bituminous membranes

ELD is often possible on bituminous membranes, depending on what’s below.

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We look at this first.

Electronic leak detection around South Moreton

Historic houses such as Brightwell Manor, about 1.9 miles north-east, show how far back building in the area around South Moreton goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If yours is one of the older homes in the streets near Church of St John the Baptist, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like South Moreton Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Cholsey station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Have roof specifications to hand
  • Act on new leaks promptly
  • Check trades protect the waterproofing
  • Note where leaks show inside and when

Keep the report with the roof’s records. It is a dated record of the membrane’s condition.

Consider testing a new membrane before it’s covered. It is easier to find holes before more layers are added.
