Electronic leak detection in Blackthorn, Oxfordshire
Electronic leak detection to pinpoint holes in flat roof membranes around Blackthorn, with a written report you can act on. Weekday and weekend visits available.
- Waterproofing to test before it’s covered
- Failed seams and laps
- Leaks under green or ballasted roofs
What electronic leak detection does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of the roof covered by fixed equipment
- How wet the insulation is
- Leaks from plumbing or windows
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and doesn’t.
What this survey covers
- Flat roof membranes
- Commercial flat roofs
- Green roofs
- Single-ply roofs

- Liquid-applied waterproofing
Electronic leak detection in Blackthorn
ELD can be carried out in more than one way. Low-voltage methods typically need a wet roof surface and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we will use. If neither method suits your roof, we will tell you at the outset. Common reasons to book are new membranes needing a check before handover and damage from equipment installers, across commercial flat roofs, roof terraces and balconies and single-ply roofs.
In a small place like Blackthorn, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flat roofs in Blackthorn
Historic houses such as Boarstall Tower, about 3.3 miles south, show how far back building in the area around Blackthorn goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Take a building like Five Acres Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Bicester Village station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How we price electronic leak detection
Prices always include VAT. What changes the price is:
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- The roof’s overall size
- Chimneys, valleys, parapets and other details
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.
Booking your survey
To price your survey accurately, we will ask about:
- Where water is showing inside, if it is
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
Booking is simple: just phone 07833 053749 or email us and give us a few details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
Questions from Blackthorn
Is my home in Blackthorn listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Blackthorn in the area you cover?
We do. The survey and report are the same in Blackthorn as anywhere else, and visits run on weekdays and weekends.
Can you survey in bad weather?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Does ELD include fixing the breach?
No. ELD is testing only. The report shows where each breach is so your roofer can fix them.
How does ELD work?
ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around Blackthorn can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
How to prepare
- Point out any leaks or damp patches
- Gather any invoices or paperwork from past roof work
- Let us know about parking before the day

What else we do in Blackthorn
Landlords, agents and block managers in Blackthorn
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Leave it or get it looked at?
ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. Around Blackthorn, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.
