Questions from Blackthorn

Do you cover smaller places like Blackthorn?

Yes, Blackthorn is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Blackthorn is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, and tell us about past repairs. Keep catching drips and keep water away from electrics.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

About our roof leak investigation in Blackthorn

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey chimney stacks, flat roof details and the roof space, and the problems we’re asked to look at most are water that shows only in certain storms and ceiling stains that grow after rain.

For a small place like Blackthorn, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in Blackthorn

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work. In a place like Blackthorn, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What we look for on each type of roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Blackthorn needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Roof leak investigations around Blackthorn

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from. Boarstall Tower, about 3.3 miles south, is one of the historic houses in the wider area around Blackthorn. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for example near Bicester Village, a leak can close part of a shop or office, so finding the cause quickly matters. If you let a flat or house near Bicester Village station, a clear finding on where water gets in helps you brief a roofer straight away.

Do you need a roof leak investigation in Blackthorn?

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Here are some of the things we see often:

  • Water that shows only in certain storms
  • Drips in the loft during heavy rain
  • Staining where a gutter or parapet meets the wall
  • Ceiling stains that grow after rain

For an older house near a landmark such as Church of St Mary the Virgin, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
