How a drone roof survey works in Blackthorn

Drones need reasonable weather. Strong wind or a downpour rules out a flight, because control and safety come first. If the weather turns, we’ll agree another day. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. Waiting for a better day is better than a rushed flight. If you’ve noticed coverings that have slipped high up on the roof and plant growth and moss on the roof, we can find out what’s behind it.

Older buildings in small places like Blackthorn may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.

Ridges and hips

Wind lifts loose ridge and hip tiles. Spotting them early stops them falling.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Common questions in Blackthorn

Is Blackthorn within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is drone flying allowed in Blackthorn?

Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Useful tips for Blackthorn property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Book early if you’re near an airport
  • Let us know about any leaks or concerns
  • Keep dogs indoors during the visit
  • Keep a clear space in the garden or drive for take-off

Keep the photos with your property records. They give you something to compare against later, and they help if you sell.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Photograph anything new.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Flying in a flight restriction zone without the airport’s permission
  • Close-up photos of next door’s property
  • Anything inside the loft or under the coverings

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Any of our surveys can be booked by landlords, agents and building managers in Blackthorn. To discuss a property or a block, call 07833 053749 or drop us an email.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for a house, and more on a big or complicated roof. Rural addresses near Blackthorn can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by checking the airspace and any restrictions at your address.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Let us know about parking before the day
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

Advice

What a drone roof survey looks like in Blackthorn

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If your home is one of the older ones in the streets near Church of St Mary the Virgin, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For businesses in and around places such as Bicester Village, thermal images can show trapped moisture across a wide commercial roof. Boarstall Tower lies about 3.3 miles south, so building around Blackthorn goes back a long way. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Blackthorn is about 3 miles south-east of Bicester, in Oxfordshire. If you’re in Blackthorn, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our Oxfordshire coverage includes Blackthorn. We also survey roofs in Oxford.
