Drone roof surveys for homes and businesses in Oakley
Every flight starts with an airspace check. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If permission isn’t given, we inspect by other means and explain why. Prisons have their own drone restriction zones too. Common reasons to book are flashings that have come away and plant growth and moss on the roof, on chimney stacks, large and complex roofs and fragile roofs.
In a small place like Oakley, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Questions from Oakley
Do you cover smaller places like Oakley?
Yes. Oakley is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Oakley listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can a drone see inside my loft?
No. The drone sees the roof from outside only. For the underside, we check the loft where it can be reached safely, as damp and daylight frequently show there first.
What happens next?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
What’s in the report?
Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Is your drone operator registered?
Yes, we are. The CAA has issued us a Flyer ID and an Operator ID, and we fly a drone that weighs under 250g, kept within sight on every flight.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
What we look for on each type of roof
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.
Steep slate and tile slopes
Old slates and clay tiles can crack underfoot. The drone sees them without touching them.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Let neighbours know about the flight if your roof is shared
- Allow for a change of day in poor weather
- Clear a spot on the drive or lawn
- Give us the full address so we can check the airspace
Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year, and whether work has done its job.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.
How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours at a house, including the airspace and weather checks before take-off. Around Oakley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the address and what you’d like checked.
- Any flight restriction at the address is checked, with permission requested if required.
- Before take-off, the wind, the weather and the launch spot are checked.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- The findings, photos and recommendations reach you by email.
How to prepare
- Clear the way to the loft hatch
- For a flat or shared roof, check access with whoever owns or manages the building
- Make sure pets are kept safely away

When to book a survey in Oakley
Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. A drone shows them clearly from above.
Look out for signs like these:
- Blocked valleys and parapet gutters
- Moss and weeds taking hold up top
- Ponding and splits on a high flat roof
- Loose ridge and hip tiles
Boarstall Tower lies about 1.5 miles north-west, so building around Oakley goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself.
What to check before booking
- Which parts of the roof they’ll actually see
- Whether VAT is added on top
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What happens after the report arrives
What happens if roof problems are left?
Leaving a high roof unchecked means relying on what you can see from below. A drone replaces that guesswork with clear photos. It’s far easier to plan work when you can see the problem. Outbuildings and barns around Oakley are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Drone roof survey starts from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Drone roof surveys in Oakley: local notes
Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
Take an older house close to Church of St Mary: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. For site and facilities teams at buildings like Oakley Church of England Combined School, thermal images can show where wet insulation sits under a big flat roof.
