Electronic leak detection in Fulbrook

How electronic leak detection works in Fulbrook

Our ELD testing covers flat roofs in Fulbrook and the rest of London and the South East. A visit typically takes a time that depends on the roof’s area and construction, which we set out in the quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. The results come in a written report with photos. Common reasons to book are leaking laps in the waterproofing and leaks that return after repairs, across roof terraces and balconies, single-ply roofs and green roofs.

Somewhere as small as Fulbrook, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

How it works

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, most surveys take as long as needed for the roof’s area and construction, which we’ll explain when we quote. Older rural homes like those around Fulbrook can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches

Tips from our surveys

Here are a few things we’d tell any owner:

  • Keep outlets clear of debris
  • Don’t leave water getting in
  • Share any drawings of the roof
  • Record dates and spots where water appears

File the report with your roof paperwork. It shows the condition of the membrane on that date.

ELD before paving, ballast or planting goes on is worth considering. It is easier to find holes before more layers are added.

Landlord and commercial surveys in Fulbrook

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.

Businesses and commercial landlords can book us too. Larger roofs take longer.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Repairing the breaches (that’s for your roofer)
  • Sections we can’t safely access
  • Some conductive membranes

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What electronic leak detection looks like in Fulbrook

Historic houses like Minster Lovell Hall, about 4.2 miles east, show how far back building in the area around Fulbrook goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Fulbrook has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you own one of the older houses in the streets near Church of Saint James the Great, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as Burford Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Shipton station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Common questions in Fulbrook

Will you come out to Fulbrook?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover commercial flat roofs around Fulbrook?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

How is ELD priced?

Each roof is quoted on its size and build-up. Let us know about the roof and where it leaks, and call 07833 053749 or drop us an email for a quote.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

How do I book a survey in Fulbrook?

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Do you climb onto every roof?

Only if it is safe. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
