Fulbrook: your questions answered
Can a landlord with a rental near Shipton station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.
Is Fulbrook within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Are you insured?
We hold professional indemnity and public liability insurance.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
What does a chimney survey cover?
The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Chimney surveys for homes and businesses in Fulbrook
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you’re worried about disused chimneys trapping moisture and gaps in the mortar around the pots, we can find out what’s behind it.
Somewhere as small as Fulbrook, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

When you need someone else
A survey is a careful look at the chimney stack, but it cannot do everything. The main limits are:
- A structural engineer’s assessment
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden sides of a shared stack
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What this survey covers
- Flaunching
- Shared and party-wall stacks
- Chimney breasts
- Brick chimney stacks
- Lead flashings
- Chimney pots and cowls
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. For a village or hamlet like Fulbrook, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- Check pets are kept safely away
- Have any paperwork from past roof work to hand
- Agree roof access with the managing agent if it is shared

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
- How many separate roofs there are, like extensions, dormers and garages
- Height and safe access
Prices quoted always include VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
We will typically ask about:
- The type of building and roof, such as pitched or flat
- Dates you’re working to, like exchange
- Anything about access we should know
- Where water is showing inside, if it is
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.
Do you need a chimney survey in Fulbrook?
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Typical things we’re asked to look at include:
- A stack that appears to lean
- Cracked or missing flaunching
- Eroded joints in the brickwork
- Pots or cowls that look unsafe
The streets around a church like Church of Saint James the Great are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before you book any roof surveyor
- What happens after the report arrives
- Whether any drone flown is registered with the CAA
- What’s outside the scope of the survey
- Will the report include photos?
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Check that disused chimneys can still breathe
- File photos of the stacks with your home records
- Book a sweep for flues that are in use
- Ask about consent before removing a chimney on an older property
After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.
Rented homes, blocks and businesses
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.
Local roofs in Fulbrook
With Minster Lovell Hall about 4.2 miles east, Fulbrook sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Shipton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Burford Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
