What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the exact price before you book.

What to let us know when you get in touch

There is no need for technical words. Just let us know:

  • When you need the report by
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or use the contact form.

How a landlord roof survey works in Fulbrook

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. We survey flat roofs on blocks, shared roofs and blocks of flats, and common reasons people get in touch are damaged pots and flaunching and splits and blisters in flat roof coverings.

In a small place like Fulbrook, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey cannot tell you

It is useful to know what a survey won’t do before you book:

  • Parts of the roof we cannot safely see or access
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Shared roofs

What we look for on each type of roof

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.

Shared chimney stacks

Chimney stacks are frequently shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

What a landlord roof survey looks like in Fulbrook

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Minster Lovell Hall about 4.2 miles east, Fulbrook sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Shipton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of Saint James the Great, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Burford Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Landlord and commercial surveys in Fulbrook

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Common questions in Fulbrook

Is Fulbrook within the area you cover?

Yes. Fulbrook is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Shipton station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be and we will say so.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about one to two hours on an ordinary house, and more on a big or complicated roof. Rural addresses near Fulbrook can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Let us know about parking before the day
  • Keep pets in another room
  • If you are buying, check with the agent that we can get in
