Gutter surveys for homes and businesses in Fulbrook

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re often asked to look into joints that drip after rain and sagging gutters and loose brackets, on valley gutters, outlets and hoppers and eaves gutters.

Somewhere as small as Fulbrook, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Fulbrook questions

Does a conservation area affect roof work in Fulbrook?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Shipton station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What happens if roof problems are left?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Ask for valleys and parapet gutters to be cleared too
  • Check that downpipes are firmly fixed to the wall
  • Note any damp stains below the gutters
  • Look out for overflows when it pours

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Gutter surveys around Fulbrook

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Minster Lovell Hall about 4.2 miles east, Fulbrook sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings like Burford Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Shipton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Do you need a gutter survey in Fulbrook?

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Look out for signs like these:

  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Sagging gutters and loose brackets
  • Water spilling over the gutter edge

If your home is one of the older ones in the streets near Church of Saint James the Great, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • When you’ll get the report
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos

What a roof survey includes

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

How the survey works

After the inspection, everything we found is written up as a written report with photographs, sent to you by email. As for time on site, it usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Fulbrook, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
