Gutter survey in Little Barrington, Oxfordshire
We carry out gutter surveys in Little Barrington and the rest of Oxfordshire. We survey on any day of the week.
- Gutters full of debris and silt
- Cracked or loose downpipes
- Water backing up from a hidden gutter
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Blockages deep inside downpipes
- Parts of gutters that can’t be seen safely
- Pipes below ground level
If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.

Gutter survey in Little Barrington
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at dripping or leaking gutter joints and choked outlets or hopper heads, across outlets and hoppers, eaves gutters and fascias and soffits.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we are asked to look at in Little Barrington
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.
Typical things we are asked to look at include:
- Sagging gutters and loose brackets
- Water spilling over the gutter edge
- Soffits marked by water
- Dripping or leaking gutter joints
If you look after a building like Burford School, a written record of a large roof helps plan work for the holidays rather than in term time.
Questions to ask before you book
- Will the report include photos?
- Whether they hold professional indemnity and public liability insurance
- Whether the loft is part of the inspection
- Which limits apply to the survey
What a gutter survey looks like in Little Barrington
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
The streets around a church like Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Don’t climb a ladder to look in the gutters
- Watch for green marks down the brickwork
- Have gutters cleared at least once a year
- Check for spilling water in a downpour
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
What else we do in Little Barrington
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Little Barrington: your questions answered
Do you carry out roof surveys in Little Barrington?
Yes, Little Barrington is one of the places we work. The survey and report are the same in Little Barrington as anywhere else.
How do I find out if my home in Little Barrington is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.
What happens after the survey?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.
How long will you be on site?
It usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. We will give you an idea when booking.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
What affects the price in Little Barrington
Prices always include VAT. The things that change the price are:
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
- Which survey package you book
- Whether it’s a home or a commercial building
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Gutter survey starts from £150, including VAT.
Getting in touch
A little information up front helps. Please include:
- When you need the report by
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
- What kind of property and roof it is
Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
How it works
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes about one to two hours at a typical home, and more on a big or complicated roof. Around Little Barrington, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- The loft space is checked for water marks if it is safe to get into.
- You get a report with photographs and recommendations.
Before the survey
- For flats, make sure roof access has been agreed
- Clear the way to the loft hatch
- Point out any leaks or damp patches
