How a gutter survey works in Foscot
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, fascias and soffits and valley gutters, and the problems we’re asked to look at most are rotten fascias or stained soffits and leaking or loose downpipes.
In a village or hamlet like Foscot, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see
A survey is a proper look at the gutter, but it can’t do everything. Its limits include:
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
- Blockages deep inside downpipes
If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Why it is worth a survey now in Foscot
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Older and listed buildings around Foscot may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Useful tips for Foscot property owners
Over many surveys, some simple habits stand out as worth the effort:
- Look out for overflows when it pours
- Look for downpipes coming loose
- Get trees that overhang the gutters trimmed
- Do not leave hidden gutters out of a clear-out
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so make sure they’re included in any clearing work.
Gutter surveys around Foscot
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Foscot has a long history of building, with Chastleton House about 4.4 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Bledington Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Kingham station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Leonard: old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Rural addresses near Foscot can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with what you’ve noticed, such as damp or overflowing gutters.

- We look at hidden gutters as far as safe access allows.

Your questions about gutter surveys in Foscot
Is my home in Foscot listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I let a flat near Kingham station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Do you cover Foscot?
Yes. We survey roofs in Foscot and the rest of Oxfordshire, as part of our work across London and the South East. For a price, ring 07833 053749 or send us an email.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Will you check the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Will you go up on the roof?
Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
