Flat roof survey in Foscot

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey GRP fibreglass, EPDM rubber and felt flat roofs, and common reasons people get in touch are ponding water that doesn’t drain away and gaps at upstands and abutments.

Somewhere as small as Foscot, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in Foscot

Is Foscot in the area you cover?

Yes, Foscot is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Is Foscot within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or send us an email.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you go up onto the roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Will this cover the whole house?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

When to book a survey in Foscot

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Look out for signs like these:

  • Blistering in felt or asphalt
  • Splits and cracks in the covering
  • Edge trims that have lifted or split
  • Dips that suggest the deck is deflecting

If you live in an older home near Church of St Leonard, the joins between later flat roofs and the old walls are where problems usually start.

  • Whether you get a written report with photos

What to expect from a roof survey

What a flat roof survey looks like in Foscot

With Chastleton House about 4.4 miles north, Foscot sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take a building like Bledington Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Kingham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Foscot is about 9 miles north of Carterton, in Oxfordshire. Houses, flats, blocks and commercial buildings in Foscot can all book flat roof surveys. Across Oxfordshire, we cover Foscot and the places around it. You can also see our page for Oxford.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Plan a survey before the covering reaches the end of its usual life
  • Note the date and type of any roof work
  • Ask contractors to protect the roof if they work on it

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Leave it or get it looked at?

If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Older and listed buildings around Foscot may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Foscot, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it is shared
