How electronic leak detection works in Kennington
ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof, and we will explain our choice. If neither method suits your roof, we will tell you before any testing starts. We survey flat roof membranes, roof terraces and balconies and commercial flat roofs, and people most often book us about breaches hidden under paving or planting and stains far from any visible defect.
In smaller places like Kennington, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
Where we can’t see part of the flat roof membrane, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. The survey normally takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. Being in a smaller place like Kennington does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Preparing for the visit
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work

Common questions in Kennington
Is my home in Kennington listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you look at commercial flat roofs near Kennington, like hotels?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
Does ELD include fixing the breach?
No. ELD is testing only. You get the breach locations with photos for your roofer to repair.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
How is ELD priced?
Each roof is quoted on its size and build-up. Tell us about the roof and where it leaks. Just phone 07833 053749 or drop us an email for a quote.
Checking the roof from ground level
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Flat roofs in Kennington
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Within a mile and a half or so of Kennington there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
For site and facilities teams at buildings such as St Swithun's CofE Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a hotel or guest house in or near Kennington, a roof problem can mean rooms out of use.

Do you need electronic leak detection in Kennington?
Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.
It is worth booking a survey if you’ve seen:
- Repairs that haven’t stopped the leak
- Waterproofing to test before it is covered
- Leaks under green or ballasted roofs
- Leaking laps in the waterproofing
If you let a flat or house near Radley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
What to check before booking
- What experience they bring
- How soon the report will arrive
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
How the survey changes by roof type
Green and ballasted roofs
Some layers may need lifting for testing. We explain what’s needed when we quote.
Bituminous membranes
Bitumen roofs can often be tested electronically though the layers below matter.
Why act early in Kennington
Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. On a bungalow or cottage around Kennington, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
