Why act early in Kennington

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Around Kennington, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

How a flat roof survey works in Kennington

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed pools of water lying on the roof and signs of deflection in the roof deck, a survey will tell you what’s going on, on felt flat roofs, upstands and outlets and GRP fibreglass alike.

Outbuildings, garden rooms and garages in places like Kennington frequently have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Kennington questions

Can you look at the flat roof of a hotel or office near Kennington?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Do you cover smaller places like Kennington?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us as you book.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Roof by roof

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

What a flat roof survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof will not leak in future
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

Flat roofs in Kennington

Within a mile and a half or so of Kennington there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Shop and office owners around Templars Square may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. The streets around a church such as St Swithun's Church are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like St Swithun's CofE Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Landlords, agents and block managers in Kennington

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. A visit to a smaller place like Kennington is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey
