Flat roof surveys around Iffley

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. There are several hotels within about a mile and a half of Iffley, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you look after a shop, office or commercial unit, for example near Templars Square, a flat roof over a business is out of sight and out of mind until it leaks. If you run a hotel or guest house in or near Iffley, a roof problem can mean rooms out of use, so it pays to find faults before guests do. If you look after a building like Rose Hill Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Iffley is about 1 mile south of Oxford, in Oxfordshire. Whether the building in Iffley is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Iffley is one of the towns and villages in Oxfordshire where we work for flat roof surveys.

Flat roof surveys for homes and businesses in Iffley

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed blistering in felt or asphalt and ponding water that doesn’t drain away, a survey will tell you what’s going on, on GRP fibreglass, mastic asphalt and single-ply membranes alike.

Around a smaller place like Iffley, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass
  • Mastic asphalt

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Being in a smaller place like Iffley doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Related advice

Iffley: your questions answered

Can you look at the flat roof of a hotel or office near Iffley?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

How do I find out if my home in Iffley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

How much is a survey?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you work in Iffley?

Yes. We cover Iffley and the rest of Oxfordshire. For a price, call 07833 053749 or email us.

What affects the price in Iffley

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • The roof’s overall size
  • Height and safe access

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

What to tell us when you contact us

There’s no need for technical words. It’s enough to tell us:

  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date
  • The address and postcode of the property
  • What made you get in touch

A quick phone call is typically the easiest start: phone 07833 053749 or use the contact form. You will have a price before anything is arranged.

Landlords, agents and block managers in Iffley

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the flat roof.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Watch the ceilings below the flat roof for stains
  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Note where water lies after a downpour

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Roof by roof

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.
