Thermal roof surveys in Iffley: local notes

Iffley has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

For an older house near a landmark such as Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Holywell Manor, about 2 miles north-west, is one of the historic houses in the wider area around Iffley. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. If you look after a building such as Rose Hill Primary School, a view from above covers a wide roof far faster than walking it.

Thermal roof survey in Iffley

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed gaps in loft insulation and wet areas near outlets and upstands, we can find out what’s behind it, on flat roofs, insulated roof spaces and pitched roof slopes alike.

Around Iffley, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Keep the heating on as usual before a heat loss survey
  • Check the loft can be reached safely
  • Check outlets after heavy rain
  • Check from the ground or a window, never by climbing

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Roof by roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • Structural calculations, which need a structural engineer
  • An energy rating for the building
  • The condition of timbers we cannot see

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Commercial roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Pitched roof slopes

For landlords and managing agents

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

What we do, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. For a survey in Iffley, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Keep pets inside or away from the areas we are looking at
  • For a flat or shared roof, check access with the building owner or managing agent

Questions from Iffley

Does a conservation area affect roof work in Iffley?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Iffley?

We do. A small place gets exactly the same survey as a big one.

Can a thermal camera see water?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How long is the visit?

Expect it to take an hour or two for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
