About our drone roof survey in Iffley

Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. Safety comes first on every visit. We’re often asked to look into eroded pointing on a chimney stack and coverings that have slipped high up on the roof, on tall and steep roofs, large and complex roofs and chimney stacks.

Places like Iffley can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or send us an email.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.

Drone roof surveys around Iffley

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Every flight is checked against the Drone Safety Map first.

If your home is one of the older ones in the streets near Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. With Holywell Manor about 2 miles north-west, the area around Iffley has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. Hotels and guest houses near Iffley can’t easily close rooms for a leak, so it pays to find faults before guests do.

Iffley is about 1 mile south of Oxford, in Oxfordshire. Wherever you are in Iffley, we can carry out drone roof surveys at your property. We cover towns and villages across Oxfordshire.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a smaller place like Iffley, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there’s safe access, we check the loft as well.
  5. The report sets out what we found, with photos and recommendations.

Before the survey

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • If it is not your property yet, arrange access through the agent

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Questions from Iffley

Is my home in Iffley listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Iffley?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How do I book a survey in Iffley?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

How much does a drone roof survey cost in Iffley?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Clear a spot on the drive or lawn
  • Shut pets inside while we fly
  • Clear the loft hatch so we can check inside too
  • Allow for a change of day in poor weather

If you need work done, roofers can work from the photos. They’ll see exactly where each defect is.

Keep gutters, valleys and outlets clear, especially in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

Different roofs, different checks

Chimney stacks

Our drone check of a chimney is visual, and it isn’t a flue or gas safety check. If the flue needs a specialist, we will tell you.

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Booking your survey

To price your survey accurately, we will ask about:

  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Where water is showing inside, if it is
