About our roof leak investigation in Iffley

We investigate roof leaks in Iffley and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then phone 07833 053749 or use the contact form to arrange a visit. We survey the roof space, rooflights and dormers and slate and tile slopes, and common reasons people get in touch are damp patches next to the stack and staining where a gutter or parapet meets the wall.

Older cottages and houses around Iffley may have roofs with little or no underlay. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Do you need a roof leak investigation in Iffley?

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.

These are some of the problems a survey can pick up:

  • Wet patches high on an inside wall
  • Water through the ceiling under a flat roof
  • A leak that comes and goes with the weather
  • Water coming in around a roof light or dormer

Landlords with a home close to Oxford station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What to check before booking

  • Whether the loft space is looked at, where there is one
  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours
  • Are they insured for the work?

What a good roof survey covers

How the survey changes by roof type

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

How we price roof leak investigations

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Getting in touch

Before you get in touch, it is useful to have:

  • Where water is showing inside, if it is
  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • What made you get in touch

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. A visit to a smaller place like Iffley is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
  • Make sure pets are kept safely away

Advice

Leaks and storm damage in Iffley

Holywell Manor, about 2 miles north-west, is one of the historic houses in the wider area around Iffley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

If you live in an older home near Church of St James, lead flashings, valleys and old chimneys are typical places for water to get in. Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Iffley questions

Do you cover smaller places like Iffley?

Yes, Iffley is on our map. Villages and rural addresses get the same survey as a town house.

Is Iffley in the area you cover?

Yes. We cover the whole of London and South East England, and Iffley is part of that. Just phone 07833 053749 or send us an email and tell us about the property.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it is included in our Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

What does a roof survey cost?

Our price is from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or use the contact form.

Why isn’t the leak directly above the stain?

Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How long will you be at the property?

The visit normally takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. We will confirm what to expect when we arrange the visit.
