Chimney survey in Kennington: what you get

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey lead flashings, chimney pots and cowls and shared and party-wall stacks, and people most often book us about damp patches on chimney breasts and bricks with flaking faces.

Around Kennington, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Useful tips for Kennington property owners

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Use the report as a baseline for future checks
  • Make sure fixings on the stack are secure
  • Check unused flues are capped with ventilation
  • Ask about consent before removing a chimney on an older property

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • A structural engineer’s assessment

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes an hour or two at a house, as part of a look at the roof around the stack. A visit to Kennington is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work
  • Clear the way to the loft hatch

Local roofs in Kennington

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 3.1 miles north lies Holywell Manor, a reminder of how long the area around Kennington has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Anyone responsible for a site like St Swithun's CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Radley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What affects the price in Kennington

Prices always include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.

What we are asked to look at in Kennington

TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

We’re often asked to look at:

  • Worn or missing pointing
  • Frost-damaged brickwork on the stack
  • Damp on a chimney breast inside
  • Damaged chimney pots and cowls

Take an older house close to St Swithun's Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • What experience they bring
  • Whether the inside of the roof is included
  • Their drone registration, if they fly one
  • What follow-up you get after the report

Common questions in Kennington

Can a landlord with a rental near Radley station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Do you cover smaller places like Kennington?

Yes, Kennington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. The written report follows by email.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or send us an email.

It is easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll recommend the right survey. We survey on any day of the week.
