Bayworth Chimney Survey
An experienced roof surveyor for chimney surveys in Bayworth. More than 20 years and over 5,000 surveys across London and the South East.
- Damaged chimney pots and cowls
- Signs that a stack is leaning
- Disused chimneys trapping moisture
What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In a small place like Bayworth, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
Before the survey
- Clear the way to the loft hatch
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street

Chimney surveys for homes and businesses in Bayworth
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. Typical surveys look at cracked or missing flaunching and spalled or crumbling bricks, across brick chimney stacks, lead flashings and flaunching.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. That comes down to:
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- How many separate roofs there are, like extensions, dormers and garages
- Chimneys, valleys, parapets and other details
Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Booking your survey
To price your survey accurately, we will ask about:
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
- What kind of property and roof it is
When you’re ready to go ahead, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Bayworth: your questions answered
How do I find out if my home in Bayworth is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover smaller places like Bayworth?
Yes, Bayworth is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.
Can you survey a chimney stack we share with next door?
Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
Why it’s worth a survey now in Bayworth
A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Outbuildings and barns around Bayworth are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Prices quoted always include VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Why us?
- Package prices that include VAT
- CAA-registered drone operator (Flyer ID and Operator ID)
- Satisfaction rate of 98%
- Thermal imaging and drone inspection where they help

Roofs, chimneys and gutters in Bayworth
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Bayworth has a long history of building, with Appleton Manor about 3.5 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take an older house close to Church of St Leonard: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Sunningwell Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we can’t see
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- A structural engineer’s assessment
- Hidden damage within the stack
- Whether the flue is safe to use
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

Common roof problems in Bayworth
Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
Problems we come across often include:
- Signs that a stack is leaning
- Eroded joints in the brickwork
- Loose, cracked or missing pots
- Redundant stacks capped without ventilation
For landlords with property near Radley station, a dated record of the roof is useful when planning maintenance across a let.
