Gutter survey in Kennington, Oxfordshire
A survey of gutters, valleys, outlets and downpipes in Kennington. We have completed more than 5,000 surveys across London and South East England.
- Water spilling over the gutter edge
- Leaks at the gutter joints
- Fascia boards damaged by overflowing water
Before and after the survey
You do not need to be a roofer to help. What helps most:
- Watch the gutters during heavy rain
- Look for new stains on ceilings below valleys after rain
- Note any damp stains below the gutters
- Don’t climb a ladder to look in the gutters
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Gutter survey in Kennington
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We’re frequently asked to look into leaks at the gutter joints and rotten fascias or stained soffits, across outlets and hoppers, fascias and soffits and valley gutters.
In a smaller place like Kennington, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Local roofs in Kennington
About 3.1 miles north lies Holywell Manor, a reminder of how long the area around Kennington has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a shop, office or commercial unit, for example near Templars Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Radley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like St Swithun's CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Can I check my roof myself?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Landlords, agents and block managers in Kennington
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
We survey roofs for letting agents and landlords as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter.
What affects the cost of gutter surveys
Not every roof costs the same to survey, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Whether it’s a home or a commercial building
- How tall the building is and how easy the roof is to see
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Helping us price your survey
A few details help us recommend the right survey and price. When you contact us, tell us:
- Dates you’re working to, such as exchange

FAQs for Kennington
Is my home in Kennington listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Radley station?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will you check the drains below ground?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or send us an email.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
What happens on the day
After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take about one to two hours on an ordinary house, or half a day or so for a commercial building. A visit to Kennington is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Point out any leaks or damp patches
- Mention any parking restrictions on your street
- Make sure the loft hatch can be reached

What happens if roof problems are left?
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Blocked gutters on homes around Kennington overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before booking.
