Signs you need a gutter survey in Bayworth

A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

It’s worth booking a survey if you’ve seen:

  • Gutters packed with leaves or moss
  • Choked outlets or hopper heads
  • Water backing up from a hidden gutter
  • Water spilling over the gutter edge

For businesses in and around places such as Westgate Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What to expect from a roof survey

How a gutter survey works in Bayworth

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about water spilling over the gutter edge and downpipes that are split or coming away, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Bayworth, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Roof by roof

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged for a specialist asbestos surveyor to check.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Why get it checked now?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Where a roof is exposed, as many are in small places like Bayworth, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Why us?

  • A written report with photographs
  • Drone and thermal imaging surveys available
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Package prices that include VAT

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Bayworth, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Keep pets inside or away from the areas we’re looking at
  • Leave a clear route to the loft

Bayworth: your questions answered

Do you cover smaller places like Bayworth?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can a landlord with a rental near Radley station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

What do I do with the report?

You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will the survey check for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

How long will you be on site?

It normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. You’ll know roughly how long when we arrange the visit.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Local roofs in Bayworth

Appleton Manor, about 3.5 miles west, is one of the historic houses in the wider area around Bayworth. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Radley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Sunningwell Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we cannot view safely
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
