Electronic leak detection in Dean Court
Our ELD report shows where each breach was found, with photographs. It tells your roofer exactly where to repair rather than guessing. We don’t estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. Results come in a written report with photos. Common reasons to book are holes left by work on the roof and holes around roof penetrations, on liquid-applied waterproofing, commercial flat roofs and roof terraces and balconies.
Around Dean Court, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What electronic leak detection does not cover
It’s a careful look at the flat roof membrane, not the whole story. The main limits are:
- Areas we can’t reach or that cannot be tested
- Fixing the holes we find
- Leaks from walls, copings or rooflights
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

- Liquid-applied waterproofing
- Single-ply roofs
- Green roofs
- Roof terraces and balconies
- Flat roof membranes
- Commercial flat roofs
Different roofs, different checks
Liquid-applied waterproofing
Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.
Green and ballasted roofs
Parts of the covering may have to come up. We explain what’s needed when we quote.
Why get it checked now?
A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye where the roof suits it. Around Dean Court, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Flat roofs in Dean Court
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. About 2.7 miles east lies Holywell Manor, a reminder of how long the area around Dean Court has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you let a flat or house near Oxford station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to St Andrew's: the flat roofs on later extensions tend to wear out long before the main roof. If you run a business near Westgate Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Share any drawings of the roof
- Record dates and spots where water appears
- Limit access to the roof
- Act on new leaks promptly
Keep the report with the roof’s records. It shows the condition of the membrane on that date.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
Other services in Dean Court
Dean Court: your questions answered
Is my home in Dean Court listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Dean Court in the area you cover?
We do. The survey and report are the same in Dean Court as anywhere else.
Will I get photos?
Yes. Photos are part of every report.
How is ELD priced?
Electronic leak detection is quoted for your roof, because the method depends on the roof. The price depends on the roof’s size and build-up. To get a quote, ring 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Is my roof suitable for ELD?
That depends on the roof’s membrane and layers. Share any details you have and we will confirm suitability.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes as long as needed for the roof’s area and construction, which we set out in the quote. For a survey in Dean Court, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices
- For flats, check roof access has been agreed
