About our roof survey in Dean Court
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We’re frequently asked to look into crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, across the roof space, lead flashings and ridges, hips and valleys.
Trees around homes in smaller places like Dean Court drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Local roofs in Dean Court
The wider area around Dean Court has a long history of building, with Holywell Manor about 2.7 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Living close to Raleigh Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to Oxford station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a survey costs
A few things affect what a survey costs:
- The roof’s overall size
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- Height and safe access
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
If you can, have these to hand when you get in touch:
- Dates you’re working to, like exchange
- The property’s address and postcode
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
Most bookings start with a short call: ring 07833 053749 or use the contact form. The price is agreed before a date is set.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- The condition of the rest of the building (that is a RICS home survey)
- A promise that the roof will not leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What a survey covers and does not.
What we check
- Flat roofs
- Natural slate
- The roof space
- Ridges, hips and valleys
- Clay and concrete tiles
- Lead flashings
- Chimney stacks
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. You are welcome to ask questions while we are there. In a smaller place like Dean Court, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Clear the way to the loft hatch
- Leave side gates unlocked
- Have any paperwork from past roof work to hand

FAQs for Dean Court
Is Dean Court within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can a landlord with a rental near Oxford station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do you inspect the roof from on top?
Only when it’s safe. We also use views from ground level, windows and the loft space.
Do you look in the loft space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Common roof problems in Dean Court
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
Problems we come across often include:
- Gutters that overflow in heavy rain
- Debris building up in roof valleys
- Lifted, split or missing lead flashings
- Condensation or damp timbers in the loft
Take a building like Matthew Arnold School: a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- What experience they bring
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is added on top
- What’s outside the scope of the survey
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
