Chimney surveys for Dean Court homes and businesses

Before and after the survey

Here are a few things we’d tell any owner:

  • Check unused flues are capped with ventilation
  • Don’t use a ladder to reach the stack yourself
  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Chimney survey in Dean Court: what you get

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey brick chimney stacks, chimney pots and cowls and chimney breasts, and people most frequently book us about cracked or missing flaunching and signs that a stack is leaning.

Around Dean Court, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Dean Court: your questions answered

Can a landlord with a rental near Oxford station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Is my home in Dean Court listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

What’s the best way to book?

It is easiest to ring 07833 053749 or email us. Give us the address and some details about the roof, and we will point you to the right survey. Surveys run on weekdays and at weekends.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

How much does a chimney survey cost in Dean Court?

Our price is from £150, including VAT. You will know the price for your roof before booking. For a price, ring 07833 053749 or drop us an email.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Why it’s worth a survey now in Dean Court

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Around Dean Court, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Why us?

  • 5,000+ roofs surveyed
  • Drone flown under a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • A report with photographs

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Parking around Dean Court is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Let us know about any leaks, stains or damp patches you know of
  • Find any records of previous roof work

Advice

Different roofs, different checks

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What a chimney survey looks like in Dean Court

The wider area around Dean Court has a long history of building, with Holywell Manor about 2.7 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Oxford station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near St Andrew's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common roof problems in Dean Court

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

These are some of the problems a survey can pick up:

  • Disused chimneys trapping moisture
  • Flaunching that has broken away
  • Frost-damaged brickwork on the stack
  • Lifted or split lead flashings

Living close to Raleigh Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
