Longworth Flat Roof Survey
Flat roof surveys around Longworth, with a written report you can act on. Book a weekday or weekend visit.
- Signs of deflection in the roof deck
- Pools of water lying on the roof
- Blistering in felt or asphalt
What we do, step by step
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Longworth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- For flats, check roof access has been agreed
- Gather any invoices or paperwork from past roof work
- Move anything stored under the loft hatch

Flat roof surveys for homes and businesses in Longworth
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey single-ply membranes, felt flat roofs and upstands and outlets, and the problems we are asked to look at most are gaps at upstands and abutments and water getting in at rooflights.
In a village or hamlet like Longworth, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What you can safely check yourself
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What a flat roof survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Testing older roof sheets for asbestos
- Hidden layers beneath the covering
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.
What this survey covers
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
- Felt flat roofs
- EPDM rubber
Practical tips
Small things make a difference. Our tips:
- Clear roof outlets and gutters each autumn
- Look for standing water a day after rain
- Never stand on rooflights or fragile sheeting
- Plan a survey before the covering reaches the end of its usual life
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
Landlord and commercial surveys in Longworth
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
Why get it checked now?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What you get with us
- Clear package prices, inc. VAT
- An independent look at the roof
- Plain-English reports with photos
- Weekday and weekend surveys
Longworth: your questions answered
How do I find out if my home in Longworth is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Longworth?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How many years has my flat roof got left?
There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does the report include photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
How do you inspect a flat roof?
Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Does the weather affect the survey?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

What a flat roof survey looks like in Longworth
The wider area around Longworth has a long history of building, with Longworth House about 0.4 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Longworth Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
