Drone roof survey in Brightwell-cum-Sotwell, Oxfordshire
We carry out drone roof surveys in Brightwell-cum-Sotwell and the rest of Oxfordshire. We survey on weekdays, Saturdays and Sundays.
- Cracked flaunching or loose chimney pots
- Hidden gutters full of leaves
- Ridge pieces that have lifted
How it works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Brightwell-cum-Sotwell, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- Before take-off, the wind, the weather and the launch spot are checked.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
- For a flat or shared roof, check access with whoever owns or manages the building

Drone roof survey in Brightwell-cum-Sotwell: what you get
The weather decides whether a drone can fly. We don’t fly in strong wind or a downpour, because control and safety come first. If the weather turns, we’ll agree another day or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you’re worried about lead work pulling away at abutments and debris building up in hidden gutters, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Brightwell-cum-Sotwell are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the cost of drone roof surveys
Several things affect the price of a survey:
- Building height and the viewpoints available
- Extensions, dormers and garages with roofs of their own
- The size of the roof
- House, block, shop or office
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What to let us know when you contact us
When you call or email, these details help:
- The address and postcode of the property
- The reason for the survey, such as buying, a leak or storm damage
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Why act early in Brightwell-cum-Sotwell
Photographing a roof from the air doesn’t touch it. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. Around Brightwell-cum-Sotwell, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Prices start from £400, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Brightwell-cum-Sotwell: your questions answered
Do you cover smaller places like Brightwell-cum-Sotwell?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Brightwell-cum-Sotwell listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How experienced are you?
More than 5,000 surveys over 20+ years.
Is your drone operator registered?
Yes. We are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We fly a sub-250g drone and follow the drone code.
Does the drone show the underside of the roof?
No. A drone shows the outside surfaces of the roof in close detail, but not the loft or the underside. We look in the loft from inside where it’s safe.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Can you fly a drone in central London?
It depends where in central London. Hyde Park, the City of London and the Isle of Dogs have restricted areas that need NATS permission. Every address is checked first, and fall back on other viewpoints if we can’t fly.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that is a structural engineer’s job)
- Neighbouring roofs the owner hasn’t asked us to survey
- Photos in conditions too poor to fly
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

RAF Benson is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St James: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
