Roof leak investigations for homes and businesses in North Stoke

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you are worried about water through the ceiling under a flat roof and water coming in around a roof light or dormer, a survey will tell you what’s going on.

Many homes in small places like North Stoke face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two, more where the leak is intermittent or the roof is large. Rural addresses near North Stoke can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Leave side gates unlocked
  • Jot down any questions you want answered

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t climb onto the roof to look
  • Photograph the stain each time it appears
  • Put a bucket under the drip and move valuables
  • Write down the wind direction and rain when it leaks

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether rotten timbers meet design loads
  • Putting the leak right
  • Plumbing leaks that look like roof leaks

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.

Your questions about roof leak investigations in North Stoke

Is North Stoke within the area you cover?

Yes. North Stoke is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in North Stoke is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How much does a roof leak investigation cost in North Stoke?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Will you go up on the roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a roof leak investigation looks like in North Stoke

About 3.5 miles north-west lies Brightwell Manor, a reminder of how long the area around North Stoke has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

Take an older house close to St Mary the Virgin: lead flashings, valleys and old chimneys are typical places for water to get in. Anyone responsible for a site like Wallingford School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

What we are asked to look at in North Stoke

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

We are frequently asked to look at:

  • Leaks at a dormer or roof window
  • Staining where a gutter or parapet meets the wall
  • A leak that comes and goes with the weather
  • Water marks that spread in wet weather

Living close to Kinecroft is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
