Roof leak investigations near Hornton

About our roof leak investigation in Hornton

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey flat roof details, chimney stacks and valleys and parapet gutters, and people most often book us about damp patches next to the stack and water that shows only in certain storms.

Many homes in small places like Hornton face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Hornton: your questions answered

Do you cover Hornton?

Yes, Hornton is one of the places we work. Every survey there gets the same written report with photographs.

Do you cover smaller places like Hornton?

We do. A small place gets exactly the same survey as a big one.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.

What affects the cost of roof leak investigations

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange
  • What’s prompted the survey
  • The property’s address and postcode

Most bookings start with a short call: ring 07833 053749 or send us an email. You will have a price before anything is arranged.

How it works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take an hour or two for a house, and more on a big or complicated roof. Around Hornton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • For flats, check roof access has been agreed
  • Dig out any old roof reports or invoices

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Record whether it leaks in every downpour or only some
  • Put a bucket under the drip and move valuables
  • Clear the loft hatch so we can get in
  • Tell us if there are tanks or pipes in the loft

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Roof leak investigations around Hornton

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in. Upton House, about 1.6 miles west, is one of the historic houses in the wider area around Hornton. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Hornton Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

What we are asked to look at in Hornton

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Signs worth acting on include:

  • Ceiling stains that grow after rain
  • Damp patches next to the stack
  • Water that shows only in certain storms
  • Damp walls below an overflowing gutter

The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What a roof survey includes

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Why it is worth a survey now in Hornton

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Then the source needs tracing. In a small place like Hornton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.
