About our roof leak investigation in Ratley
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. If you’ve noticed stains around a skylight and brown rings on upstairs ceilings, a survey will tell you what’s going on.
For a small place like Ratley, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common questions in Ratley
Does a conservation area affect roof work in Ratley?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Ratley?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What do I do with the report?
We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Is there anything I need to do before the visit?
Check the loft can be reached. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Could my leak actually be condensation?
It is a common question. A leak normally shows in one area and follows rain, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.
Prices for roof leak investigations in Ratley
Prices always include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- The size of the roof
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
What we need to know
If you can, have these to hand when you contact us:
- Dates you’re working to, such as exchange
- The type of building and roof, such as pitched or flat
- Anything about access we should know
- Why you want a survey: buying, a leak, a storm or new work
If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Ratley roofs and the weather
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses such as Upton House, about 1.3 miles south-west, show how far back building in the area around Ratley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Take an older house close to Church of St Peter Ad Vincula: old mortar, worn lead and slipped slates are the usual suspects when water gets in.
Ratley is about 6 miles north-west of Banbury, in Oxfordshire. Ratley is part of the area we cover across London and South East England. We cover towns and villages across Oxfordshire, large and small. For surveys nearby, see our Oxford page.

Locally, jobs take us to homes and businesses close to The Rose And Crown Public House and the streets around them. Other landmarks nearby include W. O. Bentley Memorial Foundation (3.3 miles south-east) and King John's Castle (3.9 miles north-west). The countryside around Ratley includes Edge Hill.
What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Why it’s worth a survey now in Ratley
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That’s frequently what breaks the cycle. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Roof by roof
Valleys
Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.
What a roof leak investigation does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An intermittent leak that shows no trace on the day
- Structural calculations (that’s a structural engineer’s job)
- Water from pipes, tanks or heating systems
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What else we do in Ratley
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Ratley, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You get in touch with details of the leak and any photos.
- We look at the stain, the ceiling and the loft above it.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it is useful.
- You receive a written report with photos showing the likely source and what needs attention.
How to prepare
- Leave side gates unlocked
- Let us know about parking before the day
- Make a note of anything you’d like us to look at
