How the survey changes by roof type

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Roof leak investigations for homes and businesses in Wigginton

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. The findings are recorded with photos. Common reasons to book are ceiling stains that grow after rain and damp underlay across a wide area, on chimney stacks, lead flashings and slate and tile slopes.

Being in a small place like Wigginton makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Questions from Wigginton

Will you come out to Wigginton?

Yes. Wigginton is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you cover Wigginton?

Yes, Wigginton is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair is not part of it. The report shows where the water gets in and what should be done.

What should I do before you arrive?

Keep a note of when it leaks. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

How long will you be at the property?

It usually takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. Older rural homes like those around Wigginton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.

Advice

What we are asked to look at in Wigginton

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

It is worth booking a survey if you’ve seen:

  • Brown rings on upstairs ceilings
  • Water dripping from rafters or underlay
  • Damp on a chimney breast
  • Damp ceilings under a flat roof

The streets around a church like Church of Saint Giles are often among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What to check before booking

  • Will they check the loft as well as the outside?
  • When you’ll get the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their track record with similar roofs

What a roof survey includes

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Rooflights and dormers
  • Flat roof details
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Have an electrician check any wet fittings
  • Catch drips in a bucket and protect the floor
  • Mention any plumbing above the damp area
  • Note the weather when the leak shows

We email the report to you, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
