Roof leak investigation in Great Tew

Our roof leak investigations cover Great Tew and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a written report with photographs and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then phone 07833 053749 or send us an email. If you’ve noticed brown rings on upstairs ceilings and water coming in around a roof light or dormer, we can find out what’s behind it, whatever the roof.

For a small place like Great Tew, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we can’t see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Carrying out the fix
  • A structural engineer’s report
  • An intermittent leak that shows no trace on the day

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

What we look at

  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks
  • The roof space

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Let us know what has already been tried
  • Keep a photo record of the damp patch
  • Mention any plumbing above the damp area
  • Don’t touch fittings that water is reaching

Your report arrives by email. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.

What affects the cost of roof leak investigations

We confirm the price for the job before you book. This is what makes a difference:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What to tell us when you get in touch

Some details help us recommend the right survey and price. When you contact us, let us know:

  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat
  • Your timetable, like an exchange date

Most bookings start with a short call: ring 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Wind, rain and roofs in Great Tew

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you live in an older home near Church of St Michael and All Angels, lead flashings, valleys and old chimneys are typical places for water to get in. For site and facilities teams at buildings such as Great Tew County Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Rural addresses near Great Tew can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

How to prepare

  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about any leaks, stains or damp patches you know of

Advice

Great Tew questions

Will you come out to Great Tew?

Yes. Great Tew is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you carry out roof surveys in Great Tew?

Yes, Great Tew is one of the places we work. The survey and report are the same in Great Tew as anywhere else, and visits run on weekdays and weekends.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How long does the visit take?

It usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.

Is the repair included in the leak investigation?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
