How we price roof leak investigations

- How big the roof is
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
Getting the details right at the start saves time. It’s useful to include:
- Any photos you have, taken from ground level or a window
- Dates you are working to, such as exchange
- Your postcode, so we can check access and travel
- Access details, like a loft hatch or a shared roof
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.
Roof leak investigation in Wootton
On older houses, leaks frequently start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. Typical surveys look at stains around a skylight and drips from nail tips in a cold loft, on the roof space, slate and tile slopes and valleys and parapet gutters.
In a village or hamlet like Wootton, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
What you get is a clear record of the leaking roof on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we are asked to look at in Wootton
Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.
Look out for signs like these:
- Drips from nail tips in a cold loft
- Damp ceilings under a flat roof
- Leaks at a dormer or roof window
- Water that shows only in certain storms
If you own a rental within reach of Tackley station, tracing a leak quickly matters when a tenant is living with it.

Wootton roofs and the weather
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. With Blenheim Palace about 2.5 miles south, Wootton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Take a building like Wootton-By-Woodstock Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back. If your house is among the older ones in the streets near Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in.
Wootton is about 5 miles north-west of Kidlington, in Oxfordshire. From houses to flats and shops in Wootton, the roof can be surveyed. Across Oxfordshire, we cover Wootton. For surveys nearby, see our Oxford page.

What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Older rural homes like those around Wootton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Let us know about parking near the property
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
When you need someone else
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Defects hidden under coverings or inside walls without opening up
- Leaks from plumbing, tanks or pipework rather than the roof
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
Roof types and parts we check
- Chimney stacks
- Slate and tile slopes

Wootton: your questions answered
Will you come out to Wootton?
Yes. Wootton is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you carry out roof surveys in Wootton?
Yes. We survey roofs across London and the South East, and Wootton is part of that. Just phone 07833 053749 or use the contact form and tell us about the property.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Why does not the damp patch line up with the hole?
Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
What happens if roof problems are left?
Patching the spot above the stain frequently doesn’t work. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Where a roof is exposed, as many are in small places like Wootton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the exact price before booking.
