Roof leak investigations for Madley Park homes and businesses

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Roof leak investigation in Madley Park: what you get

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We are often asked to look into leaks at a dormer or roof window and staining around the chimney inside, across flat roof details, chimney stacks and rooflights and dormers.

Around Madley Park, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Parking around Madley Park is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

What we are asked to look at in Madley Park

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

People typically book a survey after spotting something like this:

  • Damp underlay across a wide area
  • Damp walls below an overflowing gutter
  • Water marks that spread in wet weather
  • Leaks that appear only in driving rain

Anyone responsible for a site like Madley Brook Community Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Before you book any roof surveyor

  • Whether the roof space is looked at, where there is one
  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What’s outside the scope of the survey

What to expect from a roof survey

Madley Park: your questions answered

Is my home in Madley Park listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Madley Park within the area you cover?

Yes. Madley Park is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or email us.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it is part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does the investigation include the repair?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Let us know what has already been tried
  • Catch drips in a bucket and protect the floor
  • Clear the loft hatch so we can get in
  • Don’t climb onto the roof to look

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

What affects the cost of roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building
  • How big the roof is
  • The shape of the roof and its details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • When you need the report by
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

Roof leak investigations in Madley Park: local notes

Minster Lovell Hall, about 2.9 miles west, is one of the historic houses in the wider area around Madley Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If your home is one of the older ones in the streets near Church of Holy Trinity, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Combe station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
