About our roof leak investigation in Lyneham
Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’ve noticed stains around a skylight and wet patches high on an inside wall, a survey will tell you what’s going on, whatever the roof.
For a small place like Lyneham, the inspection is the same as anywhere: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at most homes, or half a day or so for a commercial building. For a village or hamlet like Lyneham, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
How to prepare
- Leave a clear route to the loft
- Keep pets in another room
- Point out any leaks or damp patches

Wind, rain and roofs in Lyneham
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in.

Why act early in Lyneham
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. In a small place like Lyneham, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

When you need someone else
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Faults hidden behind ceilings or boarding
- Leaks that only appear in weather we cannot recreate
- Water from pipes, tanks or heating systems
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.
What this survey covers
- Chimney stacks
- Lead flashings
- Slate and tile slopes
- Rooflights and dormers
- Valleys and parapet gutters
- The roof space
- Flat roof details
Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Tips that help
From years of surveys, a few habits stand out:
- Move stored items away from the hatch
- Let us know what has already been tried
- Note the weather when the leak shows
- Mention any plumbing above the damp area
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.
Don’t block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.
Common roof problems in Lyneham
Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
A survey can pick up problems such as:
- Leaks below a flat extension roof
- Drips in the loft during heavy rain
- Drips from nail tips in a cold loft
- Wet patches high on an inside wall
In and around Lyneham, as anywhere, a roof is easiest to deal with when its problems are found early.

FAQs for Lyneham
Is Lyneham within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Do you cover Lyneham?
Yes. We work right across London and the South East, and Lyneham is part of that. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.
Will you walk on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What does a roof survey cost?
Prices start from £150, including VAT. You will know the exact price before booking. For a price, ring 07833 053749 or email us.
