Roof leak investigations in Sprig's Alley

For landlords and managing agents

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it when booking and we will plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Roof leak investigation in Sprig's Alley: what you get

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed brown rings on upstairs ceilings and staining where a gutter or parapet meets the wall, a survey will tell you what’s going on, on the roof space, chimney stacks and lead flashings alike.

Being in a small place like Sprig's Alley makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Sprig's Alley

Do you cover smaller places like Sprig's Alley?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Sprig's Alley?

Yes, Sprig's Alley is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you walk on the roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What we cannot see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Leaks that only appear in weather we can’t recreate
  • Putting the leak right
  • A structural engineer’s report

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings
  • The roof space
  • Valleys and parapet gutters
  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers

Do you need a roof leak investigation in Sprig's Alley?

Flat roofs fail with age and wear. Felt frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Common reasons to book include:

  • Condensation that looks like a leak
  • Ceiling stains that grow after rain
  • Damp patches next to the stack
  • Staining where a gutter or parapet meets the wall

Landlords with a home close to Saunderton station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report
  • What insurance they carry
  • Which limits apply to the survey

How we price roof leak investigations

Not every roof costs the same to survey, and it comes down to:

  • The shape of the roof and its details
  • How big the roof is

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. Somewhere as small as Sprig's Alley, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.
