Roof leak investigations for homes and businesses in Waterend
On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. We survey valleys and parapet gutters, slate and tile slopes and chimney stacks, and common reasons people get in touch are water through the ceiling under a flat roof and staining where a gutter or parapet meets the wall.
Many homes in small places like Waterend face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Check whether pipes or tanks run near the stain
- Keep water away from lights and sockets
- Let us know what has already been tried
- Check the loft is accessible
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. You can ask us about anything that is not clear.
Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
How it works
The visit has one job: to see as much of the leaking roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for most houses, and longer for a large or complex roof. Older rural homes like those around Waterend can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Show us where any leaks or stains appear
- For a flat or shared roof, check access with the freeholder or managing agent
- Keep pets in another room

What a roof leak investigation does not cover
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- A promise to find every leak on a single visit
- Defects hidden under coverings or inside walls without opening up
- Structural calculations (that’s a structural engineer’s job)
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

What a roof leak investigation looks like in Waterend
Historic houses like West Wycombe Park House, about 3.1 miles east, show how far back building in the area around Waterend goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in.
For site and facilities teams at buildings like Radnage Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside. If yours is one of the older homes in the streets near Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Saunderton station may find that a clear finding on where water gets in helps you brief a roofer straight away.

How the survey changes by roof type
Chimney stacks
We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Slate and tile slopes
A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.
What affects the price in Waterend
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The size of the roof
- Which survey package you book
- Height and safe access
- Any need for thermal images or a drone flight
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- Your timetable, such as an exchange date
- Where water is showing inside, if it is
- What’s prompted the survey
- Anything about access we should know
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Questions from Waterend
Is Waterend within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Waterend?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What does a roof survey cost?
Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Is there anything I need to do ahead of the visit?
Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.
Why is not the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.
Is thermal imaging part of a leak investigation?
We use thermal imaging where it helps, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
