Roof leak investigation in Lower Arncott: what you get

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you are worried about stains around a skylight and water dripping from rafters or underlay, we can find out what’s behind it, whatever the roof.

For a small place like Lower Arncott, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Put a bucket under the drip and move valuables
  • Let us know what has already been tried

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Roof leak investigations in Lower Arncott: local notes

The covering and its details give the first clues when tracing where water is coming from.

For site and facilities teams at buildings such as Five Acres Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the covering or behind the plaster
  • The repair itself (the investigation finds and reports the cause)
  • An intermittent leak that shows no trace on the day

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

Roofs we survey in Lower Arncott

  • Slate and tile slopes
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space
  • Lead flashings

How the survey changes by roof type

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Advice

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
