Chimney surveys for homes and businesses in Lower Arncott
Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey shared and party-wall stacks, brick chimney stacks and chimney breasts, and the problems we’re asked to look at most are gaps in the mortar around the pots and unused flues sealed without airflow.
Somewhere as small as Lower Arncott, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Lower Arncott
How do I find out if my home in Lower Arncott is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Lower Arncott?
Yes, Lower Arncott is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What do I do with the report?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
What causes damp on a chimney breast?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.
What we cannot see
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Checks on boilers, fires or their flues
- Areas we can’t view from safe positions
- Whether a stack needs rebuilding on structural grounds
If in doubt, ring 07833 053749 or email us and we will point you to the right survey before you book. What our survey covers.
What we check
- Chimney pots and cowls
- Chimney breasts
- Lead flashings
- Shared and party-wall stacks
- Flaunching
- Brick chimney stacks
What happens on the day
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Somewhere like Lower Arncott needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Note where any stains or damp appear
- Have any paperwork from past roof work to hand
- Check the loft hatch can be reached

Advice
Lower Arncott homes and their roofs
Historic houses such as Boarstall Tower, about 2.5 miles south, show how far back building in the area around Lower Arncott goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Bicester Village station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Look out for signs like these:
- Damaged chimney pots and cowls
- Worn or missing pointing
- Staining on walls around the chimney
- A stack that appears to lean
For businesses in and around places such as Bicester Village, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Why act early in Lower Arncott
Most people never get a proper look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Outbuildings and barns around Lower Arncott are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Tips that help
You do not need to be a roofer to help. What helps most:
- Ask for ventilated caps on redundant stacks
- Leave close inspection to people with safe access
- Book a sweep for flues that are in use
- Note any damp on chimney breasts and when it appears
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
