What affects the price in Lower Arncott

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • The roof’s overall size

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

To price your survey accurately, we will ask about:

  • What kind of property and roof it is
  • Your timetable, such as an exchange date
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Flat roof survey in Lower Arncott

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey GRP fibreglass, mastic asphalt and EPDM rubber, and the problems we’re asked to look at most are outlets choked with leaves and silt and ponding water that doesn’t drain away.

Older buildings in small places like Lower Arncott may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common roof problems in Lower Arncott

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

It is worth booking a survey if you’ve seen:

  • Ponding water that doesn’t drain away
  • Signs of deflection in the roof deck
  • Blisters and bubbles in the covering
  • Gaps at upstands and abutments

If your home is one of the older ones in the streets near Church of St Mary the Virgin, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What to expect from a roof survey

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Questions from Lower Arncott

Is my home in Lower Arncott listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Lower Arncott?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How long does the survey take?

That depends on the size and shape of the roof; most visits take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. The written report follows by email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How it works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Lower Arncott can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before the survey

Useful tips for Lower Arncott property owners

A survey works best with a little help from you, before and after. Some tips:

  • Limit foot traffic on the covering
  • Treat rooflights and old sheeting as fragile
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • An exact number of years the roof has left
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What we check

  • EPDM rubber

Flat roofs in Lower Arncott

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Boarstall Tower, about 2.5 miles south, show how far back building in the area around Lower Arncott goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Bicester Village station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a shop, office or commercial unit, for example near Bicester Village, flat roofs over shops and units are easy to forget until water comes through a ceiling.
