Flat roof survey in Launton: what you get

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. Common reasons to book are damaged trims at the roof edge and standing water left after rain, across GRP fibreglass, EPDM rubber and single-ply membranes.

In a small place like Launton, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

Before you get in touch, it helps to have:

  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Launton, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of

Roof by roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

Why get it checked now?

Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Where a roof is exposed, as many are in small places like Launton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Have the roof looked at again after a severe storm
  • Ask whoever fits equipment on the roof to make good the covering
  • Keep records of when the roof was laid and what work has been done
  • Treat rooflights and old sheeting as fragile

For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up
  • Fragile surfaces, which we don’t walk on

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Questions from Launton

Is Launton within the area you cover?

Yes, Launton is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Launton?

Yes, Launton is one of the places we work. Every survey there gets the same written report with photos.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Local flat roofs in Launton

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Take a building like Launton Church of England Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Shop and office owners around Bicester Village may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts. For landlords with property near Bicester North station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
