Flat roof survey in Wendlebury

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. If you’ve noticed pools of water lying on the roof and cracked or split membrane, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Wendlebury are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Wendlebury can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch

What a flat roof survey looks like in Wendlebury

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For landlords with property near Bicester Village station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a shop, office or commercial unit, for example near Bicester Avenue, outlets and upstands on commercial flat roofs are the places to check before trouble starts. The streets around a church such as Church of St Giles are frequently among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Wendlebury: your questions answered

Will you come out to Wendlebury?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Wendlebury listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we will identify it on the day.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How long is the visit?

Expect it to take an hour or two for most houses, and longer for a large or complex roof. The written report follows by email.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

Landlords, agents and block managers in Wendlebury

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Why it is worth a survey now in Wendlebury

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Outbuildings and barns around Wendlebury are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we cannot see

A survey is a proper look at the flat roof, but it can’t do everything. The main limits are:

  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber

Before and after the survey

Small things make a difference. Some pointers:

  • Treat rooflights and old sheeting as fragile
  • Note any new marks on ceilings beneath the roof
  • Ask contractors to protect the roof if they work on it
  • Note the date and type of any roof work

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
