Wendlebury Thermal Roof Survey
Get a clear view of the roof at a property in Wendlebury. Visits run on weekdays and weekends, in the daytime.
- Cold areas below the roof
- Thin or uneven insulation in the roof
- Damp where roofs meet walls and chimneys
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Keep outlets and gutters clear to stop water sitting
- Note where damp appears and after what weather
- Keep the report to compare against after any repair
- Remember the conditions on the day affect the results
The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
Thermal roof survey in Wendlebury: what you get
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. Where something cannot be confirmed, we say what would help next. We survey commercial roofs, loft conversions and flat roofs, and people most often book us about leaks far from where the stain appears and wet areas near outlets and upstands.
In a village or hamlet like Wendlebury, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Wendlebury can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear

What a thermal roof survey looks like in Wendlebury
If your survey includes the drone, the flight is checked against the Drone Safety Map first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If yours is one of the older homes in the streets near Church of St Giles, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a business near Bicester Avenue, thermal images can show trapped moisture across a wide commercial roof.
Wendlebury is about 2 miles south-west of Bicester, in Oxfordshire. Wherever you are in Wendlebury, we can carry out thermal roof surveys at your property, on a weekday, Saturday or Sunday. Our area takes in places right across Oxfordshire, large and small. Oxford is in our area too.

What a survey costs
Prices vary from roof to roof, for these reasons:
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Chimneys, valleys, parapets and other details
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Booking your survey
When you call or email, these details help:
- What made you get in touch
- The kind of building and roof involved
- Where water is showing inside, if it is
- Anything about access we should know
When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
What you can safely check yourself
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
What we cannot see
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- A formal energy assessment
- The condition of timbers we can’t see
- Seeing water directly, as the camera shows temperature, not moisture
If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. What our survey covers.

Your questions about thermal roof surveys in Wendlebury
Is Wendlebury in the area you cover?
Yes, Wendlebury is one of the places we work. The survey and report are the same in Wendlebury as anywhere else, and visits run on weekdays and weekends.
Will you come out to Wendlebury?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will thermal imaging find my leak?
It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.
Does the weather affect a thermal survey?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.
What we look for on each type of roof
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Parapets, valleys and junctions
Water frequently gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.
