How a roof leak investigation works in Wendlebury

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey chimney stacks, lead flashings and valleys and parapet gutters, and common reasons people get in touch are water that shows only in certain storms and water marks that spread in wet weather.

Being in a small place like Wendlebury makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Wind, rain and roofs in Wendlebury

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

Take an older house close to Church of St Giles: water on an older roof tends to find its way in at the lead, the valleys or the chimney. Shop and office owners around Bicester Avenue may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Wendlebury is about 2 miles south-west of Bicester, in Oxfordshire. We carry out roof leak investigations in Wendlebury for houses, flats, blocks and commercial buildings. We cover towns and villages across Oxfordshire, large and small. For surveys nearby, see our Oxford page.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether rotten timbers meet design loads
  • Plumbing leaks that look like roof leaks
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we check

  • Flat roof details
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Wendlebury, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Practical tips

Here are a few things we’d tell any owner:

  • Don’t touch fittings that water is reaching
  • Mention earlier attempts to fix the leak
  • Take dated photos of the leak
  • Move stored items away from the hatch

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

Wendlebury: your questions answered

Is Wendlebury within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Wendlebury is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will you definitely find the leak?

Not always, and we will be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.

Does the report include photographs?

Yes. Photographs are part of every report, so you can see each point for yourself.

Common roof problems in Wendlebury

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Problems we come across often include:

  • Staining where a gutter or parapet meets the wall
  • Water marks that spread in wet weather
  • Water dripping from rafters or underlay
  • Leaks that appear only in driving rain

If you let a flat or house near Bicester Village station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • Which parts of the roof they’ll actually see
  • Which limits apply to the survey
  • What exactly goes into their report

What a roof survey includes

Surveys for landlords and agents in Wendlebury

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Why get it checked now?

Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Around Wendlebury, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
