How a flat roof survey works in Murcott
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. Common reasons to book are ponding water that doesn’t drain away and outlets that hold water back, on single-ply membranes, mastic asphalt and felt flat roofs.
Older buildings in small places like Murcott may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

When to book a survey in Murcott
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
It’s worth booking a survey if you’ve seen:
- Cracked or split membrane
- Dips that suggest the deck is deflecting
- Loose or cracked edge trims
- Water getting in at rooflights
Landlords with a home close to Islip station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
Questions to ask before booking
- Whether the loft is part of the inspection
- What happens after the report arrives
- When you’ll get the report
- Their insurance cover
What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- A promise that the roof will not leak in future
- What’s under the membrane without opening it up
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Felt flat roofs
- Single-ply membranes
- Upstands and outlets
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
Roof by roof
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Flat and commercial roofs around Murcott
With Boarstall Tower about 2.7 miles east, Murcott sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Shop and office owners around Bicester Avenue may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Murcott: your questions answered
Do you cover smaller places like Murcott?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you carry out roof surveys in Murcott?
Yes, Murcott is one of the places we work. The survey and report are the same in Murcott as anywhere else, and visits run on weekdays and weekends.
Is ponding on a flat roof a problem?
Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How long will you be at the property?
It usually takes an hour or two at most homes, and more on a big or complicated roof. The written report follows by email.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Can I check my roof myself?
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
How we price flat roof surveys
To price your survey, we check:
- Features like valleys, chimneys, dormers and parapets
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. The price is agreed before a date is set.
Getting in touch
You do not need to know any roofing terms. Just tell us:
- Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
- Any photos you have, taken from ground level or a window
- What’s prompted the survey
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.
The survey, step by step
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Murcott needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Move anything stored under the loft hatch
- If you’re buying, check with the agent that we can get in
- Leave side gates unlocked
