Flat roof survey in Merton: what you get
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Common reasons to book are gaps at upstands and abutments and outlets choked with leaves and silt, on upstands and outlets, single-ply membranes and GRP fibreglass.
Somewhere as small as Merton, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Why it is worth a survey now in Merton
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Around Merton, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Flat and commercial roofs around Merton
Historic houses like Boarstall Tower, about 3.7 miles south-east, show how far back building in the area around Merton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you own a rental within reach of Bicester Village station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For businesses in and around places like Bicester Avenue, a flat roof over a business is out of sight and out of mind until it leaks. For an older house near a landmark like Church of St Swithin, the flat roofs on later extensions tend to wear out long before the main roof.
Merton is about 3 miles south of Bicester, in Oxfordshire. Questions from Merton
Is my home in Merton listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Merton in the area you cover?
Yes, Merton is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or drop us an email and tell us about the property.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What do I do with the report?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Useful tips for Merton property owners
A survey works best with a little help from you, before and after. Tips:
- Check that new brackets or units haven’t damaged the covering
- Keep clear of rooflights and fragile roof sheets
- Check ceilings under the roof for damp patches
- Book a survey every few years
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.
Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys usually lasts longer.
Honest limits
It’s useful to know what a survey will not do before you book:
- An exact number of years the roof has left
- The condition of the deck or insulation hidden under the covering
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
What affects the cost of flat roof surveys
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can be seen safely
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
We will typically ask about:
- Photos of the roof, taken safely from ground level or a window
- Access details, like a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- Where water is showing inside, if it is
A quick phone call is usually the easiest start: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.
What happens on the day
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Merton, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
